Florida Real Estate Trends – The Market For Townhouses Steadily Rises

Just when the prices of single-family homes have soared in Florida, the number of townhouses has multiplied throughout the state.

Usually defined as a cross between a condo and a single-family home, townhouses offer the best of both worlds, because they are detached units with private entrances, but do not have landscaping for the individual owner to take care of.

In the South Florida region, as the housing industry continues to rise up from the damage brought about by the condominium boom, townhouses have become the replacement material for high-rise development, note local housing market observers. The same thing also happened in the city of Aventura in the 1980s after an earlier condominium boom,as the area’s original developer built townhouses near the Turnberry Isle golf course during the downturn in the condo market.

The Rise In Townhouse Development A Reaction To High Land And Construction Costs

Looking at the rest of the state, townhouse development is viewed not so much as a reaction to the condo boom gone bust, but as a reaction to higher land and construction costs, which have attributed to to the skyrocketing of prices in single-family homes.

In the Tampa/St. Petersburg region the overall housing market has weakened, however the developments in the townhouse market have gone in the opposite direction according to market watchers. At the end of June 2005, the area had a 2.4-month supply of townhouses in the Tampa/St. Petersburg market, but as of June 30, 2006, there was only a 1.6 month supply because of the rising demand for these units.

Housing analysts noted that as of June 30, 2006, the area had 4,433 townhouse closings during the previous 12 months, as compared to just 1,363 closings as of June 30, 2003; 1,834 closings as of June 30, 2004; and 3,131 as of June 30, 2005. These days, more families than ever are moving into townhouses in the Tampa/St. Petersburg area, and though much lower-priced condo conversions appeal to the same market, developers here have converted 15,000 apartments into condos in the last several years.

South Florida Also Sees A Rise In Townhouse Development

The South Florida region has also seen a huge increase in the development of townhouses in the past couple of years because of a shortage of land, notes housing market watchers.

The total number of townhouse development as a percentage of total housing production has rapidly grown for the past five or six years in South Florida, while in the Treasure Coast, the increase in townhouse development has only been apparent in the last three years. According to a local housing developer who specializes in townhouses and single-family homes, two years ago their firm built 100 townhouses at the Wyndham Park development in West Palm Beach. Then, a year and a half ago, began the Sail Harbour development, which has 473 townhouses.

All of those units sold out, notes local market watchers. Meanwhile, condominium conversions of mostly garden-style apartments compete with new townhouses here, since they are offered in the same price range, which are sometimes quite cheaper than new townhouse units, analysts add, because before these were converted, the apartments rented for $800 to $1,200 a month.

Townhouse living is on the rise nationwide as baby boomers downsize and choose homes where all of the maintenance is done for them. In the busy Raleigh Durham marketplace, the townhouse market remains strong with some significant trends taking place. BD’s Mongolian Grill Review

BD’s Mongolian Grill has to be one of my all time favorite restaurants to visit. You may be wondering what exactly BD’s Mongolian Grill has to offer. Basically, you walk in and you’re seated by a friendly host or hostess. They start off by asking you if you have been to the restaurant, and if not will give you the run down in the steps it will take to get your meal. Just make sure as you glance at the food when you walk in, you realize there are uncooked meats up at the buffet. If you go and fill your plate with food without promptly stopping by the cook at his round-table of food incineration, then you obviously are hungry, and may prefer to take a night-cap at your local hospital for relief. This definitely would be one expensive food bill. The next time you mention “check please”, the doctor will probably be probing inside your stomach with some form of digestive evacuation device.

To continue on this exciting adventure of food nourishment, BD’s Mongolian Grill not only offers a Mongolian style buffet, but they also have a salad and soup bar if you’re not that prevalent into meats. On the other hand, you could just fill up your one-rounder bowl with baby corns, bamboo, broccoli, pineapple, or any other non-meat foods, gently placed in the buffet only to be disturbed by your savory appetite. Even before you visit the buffet lines, you receive your choice of rice including brown rice, fiesta rice, or white rice and a side of fajita wraps. I actually will wiggle my fajita wraps in front of my main course hoping the meats and vegetables will aimlessly wonder their way onto the flour bed of enticement. Ok, now I’m confused, was I talking about reviewing a restaurant or another type of trip that involved George Washington’s face on the dollar bill?

If youre looking for a great place to relax with an upbeat casual atmosphere, BD’s Mongolian Grill has that very settling family atmosphere with even live music on the weekends. If you have just moved in the Oldsmar area, this would be a great place to meet some new people especially out on the patio area. Every time I have gone to the BD’s restaurant, a manager will always come by and ask me how my experience was from service to food. Knowing that Im a regular to BD’s, this is what keeps me coming back, their great customer service and the food, obviously. Their catchy T-shirt slogan, “We do it on a grill” states as they really cook food on a grill right in front of you, or in my mind, someone is going to need to get to the doctor suffering from 3rd degree burns on their rear end.

BD’s Mongolian Grill is located in the AMC Woodlands 20 Movie complex on the same line of businesses near Belles Outlet off of Curlew or Tampa Road in Oldsmar, Florida. We have all seen them dotted around South Africa, especially in small quaint suburbs that have a lot of history or attract people of the creative orientation. Townhouses, duplexes and cottages lined up in a row along the street, each painted in its own particular colour scheme, according to the owner’s preference.

It’s these houses that separate that particular street or suburb from the rest of its neighbours. In general people have a tendency to just stick to neutral, safe colours for their houses such as beige, white and off white colour schemes.

Occasionally you might find one house in these plain suburbs with a touch of one other colour on the accents of their house, but the basic idea is to keep everything simple. Whether it’s because they are scared their property might not be as easy to sell if it only suits a particular group of people, or whether it’s because making their house stick out from the rest of the crowd is too daunting to contemplate, is uncertain.

However, colourful houses do exist and the amount of people that are flocking to the suburbs is growing by the day. Some historic neighbourhoods in South Africa have colourful houses due to the fact that in the 1900’s technology advanced to the point where many colours of paint could be made and people took advantage of it.

In Cape Town, houses in Woodstock, Oranjezicht, Tambourskloof and Observatory all share at least one magical lane of multi-coloured homes, and it’s these suburbs that have the largest population of alternative families, artistic individuals and out-the box thinkers.
It’s the colour that draws people to buy the house. Exterior visuals play a large part when the house is on show. It’s literally one of those “love at first sight” scenarios. When you paint your house a particular colour on the exterior you are revealing yourself to the world and people respond.

Estate Agent Andre Bottger says that colour is definitely a contributing factor in the property transaction. External colour is the first thing people see and first impressions do count. He says that in his opinion most South Africans are conservative when it comes to exterior house colour.

Estate Agent Arnie Berman says the opposite, in that he generally finds that if the exterior of a house is in colour it has a positive effect on the sales.

Each colour brings its own territory of emotions and atmospheres and while the garden, fencing and structure do add to the ultimate end result, the base colour is the true origin of the over-all theme and feel. This is probably why certain colours work better when it comes to the sale of a house.

Each culture has its own philosophy about what a colour of the rainbow brings to the table of tastes and emotions, but the theme of the house should also be examined when choosing. While your favourite colour might be purple and green, that doesn’t necessarily suit an old Victorian styled house.

Recently earthy colours such as burnt orange and desert yellow have become quite popular in neighbourhoods that previously had reputations of clean white walls and picket fences. If you look at the psychological symbolism behind these two colours in comparison to global issues and where South African is today, it’s not really a surprise that people feel more comfortable coming home to these shades.

Orange is a mix between red and yellow and therefore it’s meaning is a balance between the two. Generally its association shares the same as red, although due to the yellow added, it doesn’t share the intensity. So while red is hot, orange would be warm. It’s the colour of comfort, cheer and activity. Yellow, which is the more popular of the two, is the colour of hope, communication and optimism.

Purple is more specific, as it usually deals with the spirituality of a person, which is why it only attracts certain people. Purple also refers to the mental state of a person. Turquoise is a popular colour for trimmings on a house and this colour has to do with inspiration and calmness, which is why a lot of people use it.

When you paint your house a particular colour it might not be approved of by everyone or attract everyone either, but the fact is that when it does, that person will love it for its colour, just the same as you do.

Is it a Deal? Getting the Info You Need to Decide

Working with tens of thousands of real estate investors, I get more than my fair share of e-mails giving me some very basic information about a property and asking me if it is a deal. The challenge I often have is that people do not give me nearly enough information to even comment on whether it is or is not a deal.

For example, let’s look at the latest e-mail I received. The investor who e-mailed me said that he is looking at a package of townhouses that are bank owned. He tells me that the previous owner is being investigated for fraud. There are 5-10 of these townhouses in the package and they are asking $45,000 each for them, but they are short sales. They are currently rented for $700 each. The investor asks: Should I pursue these? The investor has not shared anything more about the deal with me including the area of the country, what other similar properties are selling for, or anything about their ability to get financing or buy them for cash.

First of all, I don’t know anything about the investor’s situation and what he intends to do with these properties – so it is extremely difficult to weigh in on their status as deals for him.

Second, if there are tons of deals selling for 50 cents on the dollar in your market right now, why would deals that are selling for more than that be a great deal? Without any information about this market’s particular conditions, then there is no way to evaluate the quality of this deal.

Third, without actually running the numbers AND having other deals you’ve run the numbers on to compare it to, you or I will never know how good of a deal it is (or isn’t).

Fourth, some people buy for equity (the amount of discount from what it is worth) while some buy for income (the amount of money the property generates each month above its expenses). You simply need enough info either about what they are worth and/or what the full income and expense numbers look like to make a decision on whether or not it’s a deal.

So, without running full numbers and having the context of lots of other properties to compare it to, it is terribly difficult to give feedback of this nature.

Northern Utah Homes For Rent

Home rentals in Northern Utah are a fantastic investment. Getting the most exposure for your property is vital to renting your home out quickly and for the highest rent possible. Once you have received one or more applications for your house for rent in Utah your next step is to determine which tenants are more qualified. Obviously, it is better to rent the home out to the most qualified tenant. The more the tenant thinks of the owner and property management company as a business and not as their friend the more smoothly the relationship will function during their tenancy in your northern Utah rental home.
