If you have equity in your principal home – i.e., your house is worth more than the mortgage you have on it – you could consider re-mortgaging to free up this equity and you could then use this equity for a second home purchase.
There are some major considerations to think about before taking this path however because it involves increasing your debt ratio. On the good side you can often reduce your overall mortgage interest rate when you re-mortgage and you will be putting the money you free up straight back into property.
On the bad side you will be increasing your debt and your loan will be secured on your primary residence. This option can suit many people but you should speak to a financial adviser before taking this path.

It might just be a lot easier than you think to get the money you need to finance your home-building dream. In this article, I identify seven financing strategies, and I know that at least one can work for you.
Don’t let that dream die! Building your own home is one of the most exciting, and noble endeavors anyone could ever attempt. I want to encourage you to explore all the ways that you can make this happen for you. The money necessary to take you from dreaming and scheming to planning and doing is waiting for you.
Which approach is right for you?
1) Your local banker:
Your local banker is there to make money. He makes money by making loans. He sees a brand new home as a great investment for you, and for him. Yet, this won’t work in every case. Here’s what you need to ask:
Find out if he makes construction loans to owner builders. Ask him how much down payment is required and if you need to own the building parcel free and clear of any loans. Be sure to also ask him if a General Contractor is required.
2) A mortgage broker:
This can be a great option. A few of them will specialize in construction loans. A mortgage broker usually has more options available than a bank and you can learn a lot from a good broker. Be sure to ask her the same questions you would ask your banker.
She can arrange for the money for you from “institutional” sources (like bankers do) or she can find private lenders. Private lenders will usually cost you a little bit more but it is often well worth it. You should definitely consider this option and compare.
3) Rich Uncle:
I’m never surprised to find this option working for some people. No, it doesn’t have to be Uncle Bob, it can be any family member or friend. Be sure to keep it a business transaction. And it needs to be profitable for the “investor”.
You’ll usually save money on fees when you borrow this way but don’t expect it to be free. You’ll want to make it official. Using a real estate attorney would be a good way to draw up the papers correctly. Done right, it’s a great deal for you and a great investment for him or her!
4) Home equity line of credit on your current home:
You’ll have to check the laws of your local area but this works very well for many people. Your existing home will usually have to be free and clear to have enough value to fund a construction project or you’ll likely have to add cash yourself.
This type of loan is probably the least expensive to set up and the easiest to access during construction. If you’re in the position to do it this way, it is probably the way to go. Again, check the laws, then check with your banker to set it up.
5) Borrowing against your investment portfolio:
You’ll need a substantial investment fund to pull this off. But, if you have it, it usually makes sense to borrow against it rather than sell it to fund your home building. This way you’ll keep your growing assets in tact and add another!
Naturally, you’ll want to get expert advice first. You don’t want to borrow against investments that are losing value. (Why would you even want to keep these?) With this option, the fees are low and the loan can be paid off at the completion of your home with a regular mortgage.
6) The Pay-as-you-go construction “loan”:
Right, this is not a loan! But it is a way of funding your project. I’m not in favor of it though. However, if you want to do this, don’t neglect setting out a very clear plan for the money and the time it will take. If you can’t finish in two years, (3 maximum) I wouldn’t do it, period.
7) Packaged, panelized, kit homes with financing:
This might just be your best option but you’ll have to do a lot of research on this one. There are kit home/panelized home packages all over. Some are good and some not-so-good. Most offer financing options with the purchase of your home package. Please see other articles and e-books on this topic.

To many people life is all about dreaming and planning to fulfill those dreams. There are those who dream of making money and buying whatever they want. There are those who dream of family and spirituality and don’t really need much money. And there are those who dream of a home. These people may or may not think about lots of money. In the midst of this so-called “real estate downturn” and “mortgage implosion” there is another rapidly growing trend that is quietly unfolding all around the country! Quite honestly, this is not being covered on the nightly evening news and you will probably never see this on CNN or MSNBC but it is nonetheless a growing trend that requires your attention!
If you take an evening drive around the inner city or to the outskirts of town nearly anywhere in the country you will see people building their Dream Home! From single story ranch homes on several acres to large 7,000 square foot mini-mansions on waterfront property, there are more people than ever before making the wise decision to build their Dream Home.
Despite the credit crunch, depressed home values and the sub-prime mortgage debacle the custom home sector of the real estate market has bucked this down-ward trend and grown steadily! This growth has been fueled by several factors including the historically low interest rates, lower commodity and construction material prices and the abundance of contractors and tradesmen. For the first time in several years there has been a slowdown in construction which has left many trades and contractors looking for work.
Construction materials have not been this low in nearly 7 years and 2008 is the first year in several years where the large builders have begun canceling and halting construction in their tract home communities.
This cocktail of events has created a perfect storm for Owner Builders looking to build their Dream Home. I am seeing the ability to negotiate better than normal pricing with trade contractors and many builders are looking for more work and are offering better terms than normal to book more work and keep their crews busy during this period.
Add to this that the average Owner Builder generally saves anywhere from 22 to 30% or more on the total construction costs of their home and you begin to get a picture of how beneficial building your own Custom Dream Home can be. Where I live the average custom home costs around $475,000, so a 22% savings nets you $104,500! That is a tremendous amount of money to save on a home that has been designed and constructed with your every desire, needs and wants in mind! With these kind of savings being realized, you can easily see why so many people are electing to build their Custom Dream Home!
An added incentive for building in this present environment is that the above figures do not factor in the potential cost savings on materials and labor from the trade contractors as well as the potential price and terms concessions that you could get from the land owners whom you will be purchasing the land from. Land developers are offering tremendous incentives and terms to secure more contracts; many are offering owner-financing and up to 2 years with no payments!
Another incentive for building your Custom Dream Home now is the present spike in energy prices! Most homes built before 2000 have several design flaws and deficiencies that contribute to higher than average heating and cooling costs, which have increased the overall cost of ownership for many families.
Using current technological innovations that have come on the market in the last 3-5 years, you could literally cut your energy costs by as much as 75% with a properly designed energy efficient home. A good friend of mine who purchased a tract home back in 2000 had cooling bills during the summer as high as $600 a month on a 2 story home that was 2,800 sq. ft. Using radiant barrier, dual paned windows, proper a/c system design and a tankless water heater he could literally slash those energy bills in half at a minimum! I predict that going forward energy efficiency and heating/cooling costs will move to the forefront of most homeowners buying decisions concerning their home.
When you consider the low interest rates, reduced prices on labor and construction materials and a true buyer’s market for real estate in general I think you too will agree that now is the best time in recent history to build a Custom Dream Home!
