Decorating & Selling Your Condo

If you are planning to sell your condo and are dreading getting it ready for the market – relax! It couldn’t be easier than it is now! More than ever before, the vogue in interior decorating is favoring simplicity.

Every room can be painted white or cream or beige with silver gray or dark beige detailing. The use of this color scheme will let your prospective buyer know that your place has been decorated very recently.

This type of decor is perfect for a condo, as it automatically adds spaciousness to a fairly compact area. In order to prolong the spacious feel, do not change the color of the paintwork from the dining area to the living area or hallway. Paint all open areas in the same tone, unless you have a narrow wall that you wish to use as an accent.

Only change the color, if you want to, when you reach a room that is totally separate, e.g., the bathroom or bedrooms. If you do change it, you should still opt for the neutral white, cream or gray natural shades as color is strictly passe at the moment.

Experts recommend that any pictures you put on the walls should be in frames that actually match the paintwork, which is a new concept. In order not to break up the uninterrupted flow of the paint color, it is suggested that drapes or blinds are also in the same color.

The type of drapes that lend themselves best to this new look are the gossamer sheer voiles; with blinds at the same window you can keep the sheers open and be assured of complete privacy.

A paint job is not very expensive, but it can make a very large difference to the appearance of your condo. What of your floors? Are they carpet or are they wooden or tile flooring? Is the color of them one of the shades that will tone with the gray or beige detailing?

If you have a bright floor and you feel that to change the floor is too extravagant and labor intensive, think of buying a large rug. Think of this before you pick the color scheme because it is usually easier to buy a rug in cream than in gray. A large off white area rug will go a long way toward the simple look that you are aiming for.

However, if your floor will tone with the decor, resist the urge to throw a small area rug under the coffee table. An uninterrupted expanse of floor space will increase the feeling of roominess.

One of the acknowledged problems of condo living is the lack of storage space. First time condo buyers who want to move a three bedroomed house into your one bedroomed condo will be checking to see if your place looks spacious. You do not want to emphasize the perceived lack of storage by having a load of your own clutter lying about.

If you have not already rented one, then I thoroughly recommend that you rent a storage unit now. It will also help you to move. Use it wisely and pack all your best ornaments and china up in boxes and cart them off to storage.(The more ornaments you pack away the better – think ‘clear spaces’!) Pack up all your out-of-season clothes and shoes and all your sports gear that is unseasonal and cart that load off to the storage.

Already your condo is looking very spacious! How about all the photos, baby’s first pair of shoes and the kids’ grade 3 painting of Grandma? What else can you do without until you unpack it in your new home?

If you have a balcony and you keep a few things stored on it – think of moving them into storage. However, if you have summer rattan furniture packed away then get it out now and arrange it on your balcony. Try to keep the furniture to each side, so that you can still look out the screen doors and see the view.

Buy some tall palms if you have none, and put one each side of the patio doors on the balcony. It looks very effective if you stand the same size plants inside your patio doors as well, in exactly the same position.

If you have a narrow wall, and can afford a wall to wall mirror, it really does enlarge your room! It also reflects extra sunlight, so choose a wall that catches the sun, if you can. If you do decide to go with this idea, do not place a large piece of furniture right in front of it.

Sometimes a narrow wall encloses the front entrance, in which case a small console is adequate space to drop your keys and bag. It is functional to keep the front entrance as roomy as possible as you may often be welcoming four people at one time, especially when selling.

If you are moving into a different condo, here are some tips for you to consider: buy two-seater love seats as no-one ever sits in the middle of a three seater anyway; buy an old sea chest to convert into a coffee table (loads of storage inside!); buy a car locker to attach to the wall of your parking spot for lots of extra safe storage.

Condominiums have become popular in recent years both as residences and investment opportunities. Are Condos a good investment?

There have been several reasons for the popularity of condominiums. The first is the changing dynamics of social life in the modern era. The time consuming need to maintain a detached home and its surrounding property is removed from the condo experience. Homeowners Associations, known as HOAs, generally take care of all the interior and exterior upkeep. Although they charge dues to fund these services, the dues are factored into the rental or purchase cost. The big thing seems to be the accommodation of today’s fast paced and busy lifestyle.

The increase in popularity is also a fueled a bit by the aging of the baby boomers and the overall increase in the aged population. An increase in the general population and the overcrowding this has caused in many urban areas has led to condominium construction as a viable alternative to suburban developments in many places. So, there are a lot of factors that are making condos popular. When something is getting popular, it stands to reason that it is also a very good investment vehicle.

Are condos a good investment? The answer is a resounding yes. There are some general guidelines and a few pitfalls, but this is true of any investment. What makes the condos a good choice, especially for the beginner in Real Estate Investment is their popularity and those HOA’s. The Homeowner Associations usually maintain a fairly strict standard within the condominium. While this may annoy some residents, it certainly aids the owners. One of the biggest problems facing the investor in rental property is insuring that the property is properly maintained to protect the investment. This is usually not a serious problem in condos.

Appreciation in value is the prime driving force behind a wise Real Estate investment. It does not matter if the condo is going to be used as a vacation time share property, a straight rental property, or even your private residence, the idea is that you should be able to sell it for more than you paid for it. The value of condominiums contains to rise as their popularity continues to grow. The very same factors that are pushing the popularity are not likely to change or ease off in the foreseeable future. There are many people who might think that condos are the same as apartments. But condos are different and in the true sense of the word, a condo is a modern recreation of an apartment. A condo has more space, more living area, more amenities, is higher priced than an apartment, and has a higher appreciation rate. But then an apartment is also as good a place to stay and in many ways is better than a single family home. An apartment offers independence, has ample amount of space and is a safe place to stay. It might not offer the luxury of condominiums but is still a hot favorite with the middle-class income group.

Let us take a look at some of the most important aspects of condominiums and apartments:

1. Price and Appreciation: The price of a condominium is definitely higher than that of an apartment although you can find some expensive penthouse apartments too. The cost of the condos and apartments vary depending on their size and location. An apartment situated in downtown Los Angeles will be more expensive than a condo situated in the suburb of Detroit. The condominium is normally bought by individuals and families while apartments are mostly rented out. Both apartments and condominiums will see a lot of appreciation and this will depend to a great degree on their location.

2. Maintenance: Both condos and apartments have their internal maintenance team. The management of the condo or apartment association is normally responsible for any maintenance issue but there is a degree of difference between the condos and apartments. In apartments, the association will take care of leaking taps, washing floors, keeping the lifts in running condition etc. In condominiums, maintenance can vary from repairing washing taps to cleaning snow, keeping the common swimming pool clean and many more. In both condos and apartments, you will have to pay a certain maintenance fee each month.

3. Amenities: This is one of the most important areas that differentiate a condo from an apartment. Condominiums have plenty to offer in terms of amenities like basketball court, tennis courts, gardens, small ponds, children’s playground, Dog Park, cabana, car washing, athletic club, locker rooms, Jacuzzi, trails, children’s pool, swimming pools, fitness facilities, aerobics center, volleyball courts, multipurpose rooms, conference room, massage parlors, dry heat saunas, grocery stores, and much more. You will not find most or any of these in apartments. Apartments will have the very basic like car parking and maybe a park or playground.

4. Investment perspective: From an investment perspective both condos and apartments are considered to be great. Of course, five years back apartments were more popular and condos are yet to catch on to the popularity of an apartment. Most people can find an apartment on rent with ease but not a condo. Another important aspect is that most apartments cater to a middle-class income group while condos can vary from middle-class to high-class income group.

The bottom-line is that both condos and apartments are great real estate investment options!

Best East Village Condo – Downtown San Diego

The East Village of San Diego is becoming one of the hottest neighborhoods in Southern California to live. The East Village has seen a tremendous amount of private and public improvements in the past eight years. The biggest public improvement has been the addition of the Padres baseball stadium, know as Petco Park. The next big public improvement project planned is the new library.

On the private sector side, most of the new projects have been high rise condos, plus some new office buildings and lots of retail spaces. There were too many new condo projects built to list here and many more are planned. However, at this point (Spring 2008) all of the proposed condo projects have been put on hold for various financing and marketability reasons.

Let me share some of my thoughts on what I think are the best condo buildings in the East Village neighborhood of Downtown San Diego. In alphabetical order, there are lots of residential choices for condo buyers; 777 Lofts, Alta condos, Diamond Terrace condos, Element condos, Fahrenheit lofts, ICON condos & lofts, Legend condos, M2i lofts, Mark condos, Metrome condos, Metropolitan condos, Nexus condos, Park Boulevard East & West condos, Parkloft lofts, Row Homes on F Street, and Union Square condos.

I have my opinions but first let me share with you the opinions of the residents living in these condos, based on my survey results. According to the residents living in the above condos, The Metropolitan condos are the clear winner, with a rating of 4.5 stars. In fact, the Metropolitan condominium is downtown highest rated condo building, all neighborhoods included. The Metropolitan is unique in several ways, its 40 condos atop the Omni hotel. Residents of the Metropolitan condos can have room service and maid service from the hotel staff if desired. No other building offers that luxury. Also every unit in the Metropolitan condominium building is a corner unit, all have great views.

The next highest rated residential building in the East Village of San Diego is Parkloft. Parkloft is just that a building of lofts across the street from Petco Park. Of all the true loft buildings in downtown Parkloft is the best, from the construction to the amenities its a step above the rest.

Three recently completed condo buildings in downtown East Village Neighborhood are Alta condos, Legend condos, and The Mark condos. Each of these are top quality building with a slightly different appeal. Alta is the most modern design inside and out, plus it has a low HOA fee for a highrise. The Legend condos are very contemporary with a mass appeal interior design. Its developer BOSA has built more condos than anyone else in San Diego and have a great reputation. The Legend condos were built right inside Petco Park. The only condo built inside a baseball park anywhere. It has a great 7th floor common area deck for watching the ball games or just relaxing in a chase lounge by one of the fire pits. Finally the Mark condos is a stunning masterpiece of glass and stainless steel, designed from the outside in. Its a full service (amenity) building with great views and a phenomenal penthouse that is currently available for sale for I believe $10,000,000.

Condos As Investments

It is hard to think of a property that is more ideal for investments than condos. When looked at in comparison to a single family home in terms of cost to maintain and upkeep, there is really no comparison. While condos do have a certain number of costs associated with ownership, it seems paltry when compared to the weekly upkeep, property taxes and utilities of a larger home. Now, understandably some of these things would fall to the tenants to take care of, but there are still things like yearly property tax, minor fixes and maintenance of things like the roof, fences, plumbing and electrical systems. In a condo these things are all taken care of via the monthly condo fees and are seen to by the owner’s association.

There is another aspect to condos that have helped them to become one of the best investments going. That fact is the popularity of condos and the huge call for them. It seems that all across the country that condos are going up faster than they can be sold. Most new developments are sold out long before they are completed. The skyline of most major cities has changed drastically over the past few years with new high-rise complexes going up in every available space. Not only are these condos changing the way we live in an urban setting, but they are bringing much more to the bargaining table then ever before. Condos have really developed into a whole new lifestyle option for home buyers. With spas, fitness clubs, meeting rooms and many other assets; condos have solidified their place as one of the best housing deals going.

Another nice selling point of condos is the fact that they have a lower entry cost than most single family homes. Homes are costing more and more as the price of living increases. Many condos start around the $100K mark and it is possible to find conversions for even lower prices. Conversions are becoming one of the most sought-after investments by investors who are in the know. These condos offer great value and an attractive price. They may not have all of the valuable extras that the new complexes can offer but in terms of a great place to live they fit the bill quite nicely. Condos Or Homes?

Anyone considering the purchase of real estate in the Las Vegas area has a big choice to make. That choice is whether to go with a condo or a single family detached home. This is a big choice in this area due to the prevalence of an astounding number of condo developments in and around the Las Vegas Strip and the downtown area. There are some other considerations that should be made in the choosing of one or the other style of housing. Perhaps the first one that should be considered is the location as this is an intrinsic property of a home. There is likely to be more diversity in location when looking at single family homes as a good percentage of condos are in major urban areas. This is a trend that has been taken to new heights with the high-rise condo boom. Condos offer great convenience however the lack of additional property such as a yard can be a drawback. If this is not something that concerns you then a condo would be a great choice. There is also the idea that many condos will not allow pets or will restrict the number or size of animals that are allowed.

There is definitely more labor required with a single family home but there is also value that comes with a yard and property. Another additional asset for the single family home is that they are naturally quieter than a condo. Condos are communal living and all there is between you and your neighbors (on both sides and above and below) is a wall. New condos are being made with excellent noise suppression but if your neighbor is having a party then you will likely know all about it. With a decent amount of area between yourself and the neighbors in a home there is much more room for noise to die down. There is also the ability to custom tailor a home to your exact specifications. Realistically the only limits are your imagination and of course, your wallet. With a condo you can do this to an extent but only within your walls.

These are things that any home buyer should consider before making a final choice. Buying a home is a huge decision and it will affect your financial status for years to come and will also affect almost every other aspect of your life. A home is a base of operations and a haven from the rigors of the outside world, one must choose carefully and be sure that decision is correct.
