Village House Restoration and Renovation in Le Marche Italy

Restoring old historic and unloved village houses in rural Italy is one of the most satisfying tasks you can undertake in today’s property market.

Unlike the in the UK, in rural Le Marche there are still thousands of unoccupied and dilapidated village houses located in hilltop villages throughout the region.

The restoration and rebuilding of these beautiful houses mainly in the historic centers of the many hilltop villages throughout Le Marche is a much less onerous task than tackling the complete rebuilding and renovation of an isolated farmhouse with land.

Up until recently most foreign buyers were only interested in the dream of purchasing and restoring a large farmhouse set in several hectares of land. But in the past two years attitudes have started to change and now many buyers of property in Le Marche have increasingly turned to buying villages houses instead.

A large increase in prices of country houses with land has led many clients of mine to start thinking out of the box and to consider buying village houses for use as a holiday home or for holiday rental purposes. In some cases clients have bought large townhouses and now use them to run successful agriturismi and bed and breakfasts and to leave the UK and move to Italy permanently .

Where only a year or so ago buying this type of property would have been dismissed without a second thought, today they are gaining in popularity. Perhaps it is not surprising that many foreign buyers are now looking to purchase Townhouses in pretty villages and towns as a means of owning a property in Italy and enjoying the Italian lifestyle, but without the high cost of restoring and then maintaining a large country property.

Many of the builders in Le Marche have in the building boom of the past five years solely concentrated on the renovation and rebuilding of derelict country properties, normally farmhouses with land and of the typical Le Marche design. Village houses were rarely sold to foreign buyers and Italians usually had very little interest in them, however inexpensive they were to buy. So in most villages there were many historic and beautiful Townhouses literally falling into disrepair and indeed literally falling down in some cases.

Now since the new interest in village houses, on a visit to most of the historic Le Marche hilltop villages and small towns, a visitor will notice many properties and indeed whole streets undergoing restoration. Indeed now it can be seen that whole villages are beginning to come back to life with new buyers transforming what were only recently decaying properties and the local population now also taking a renewed interest in their heritage.

As interest by foreign buyers and sales of village houses has increased, some local builders have started to specialize once again in the restoration of small village houses and this trend seems to be increasing.

I know of two experienced teams of artisans in my area of southern Le Marche and now frequently use their services in the restoration of village properties in the Fermo area.

Hopefully the growth of skilled teams of craftsmen will continue, and the skills and knowledge of previous generations of artisans will no longer be in danger of being lost forever.

If you are considering taking the plunge and are to buy a village property in a hilltop village or town, the I strongly recommend that a structural survey be carried out, and these are usually much cheaper than in the UK. Then ask others who have recently restored similar properties about their experiences and then always only use recommended builders to work on your property.

Lastly before any contracts for works are signed, always visit several properties on which the builder has previously done work, see the quality of the craftsmanship and finish obtained and then decide if this is the person to use on your own property.

Cottage Style Home Decorating: 7 Tips From My Quintessential Cottage Cats

When I think of a cozy cottage style home, I immediately think of the quintessential cottage cat. You know the kind…sweet and fluffy and all curled up on the seat of your favorite antique rocker.

Here are 7 Decorating Tips from my own two Scottish Fold cats, Beau and Monique, for creating a “cozy cottage cat atmosphere” for your own home.

1. Kitty Condo. What cat doesn’t love to climb up and down one of those carpet covered kitty condos? By providing one for your cats, you’ll also reduce the claw marks on your furniture and window treatments. You can purchase one that matches the colors in your cottage.

2. Beautiful Beds. You can easily buy decorative beds at pet stores and on the internet. My cats have two round pink fur “cozy rings” that I bought at Target when I was redecorating my cottage bedroom. Their cozy rings look attractive, match my décor, and Beau & Monique love lounging in them. No hair on the bed, and the cozy rings have also been a conversation piece when friends come to visit.

3. Basket Case. Provide a pretty wicker basket for your cats’ toys. Wicker is always welcome in a cottage style home, and a basket provides a tidy way to store toys. It’s also a fun place for your cats to play and hide.

4. Litterbox Luxury. If it’s not possible to hide your litterbox well, purchase or build a wooden cabinet to slide the litterbox into, or at least buy a covered litterbox in a color that blends with your décor. A colorful rug can be placed under the litterbox to keep litter from being dragged all over your home.

5. Shelf Shazaam. Since cats loves high places, why not provide your cats with a high shelf of their very own? We installed one in our laundry room in a former home, padded it with a “cat patterned throw,” and put toys on it. At night, Beau & Monique slept the whole night on their very own shelf rather than wandering around our home and getting into trouble.

6. Feline Throw. Cats love snuggly blankets and throws. An attractive throw will also protect your sofa or chair from claw damage and an abundance of hair; just toss the throw into the washer and dryer for cleaning. A “cat patterned” throw can also add color and cozy ambiance to your décor.

7. Finicky Felines. There are many attractive cat dishes now available at pet and discount stores. My cats’ water dish is in the shape of a fish, and their food dish is a pink crown that says “Cat Princess.” When I travel, I’m always on the lookout for fun stuff for my “fur babies” and since I’m an interior decorating consultant, I only like to purchase attractive things that go with my own style of cottage décor.

Long gone are the days when your cats’ “stuff” has to be plain and drab. With the wide array of choices on the internet, you can integrate your cottage cats’ décor with your own, and coexist both happily and beautifully!

Cottage Decorating Theme

The idea of the cottage is just that, an ideal. Yet, if you love the decor, and the feeling it conveys, why not try capturing the sense in a cottage style decorating theme. If you wisely choose colors, furniture, and all the right accessories, no matter what style home you have, you can create a cottage within it.

The warmth conveyed by the ideal of the cottage is easily conveyed through your choice of color. What should you paint the walls to evoke that homey-feeling? Cottages are warm and inviting. They beckon you to come in and shed all your worries.

In color, this can be conveyed in selecting warm colors such as soft oranges or yellows, as well as earthy tones but floral prints are also very effective. They call to mind gardens and growth. Check out wallpaper that conforms to this theme – floral is readily available, and examine the colors of paint you might wish to use. You can always combine the two of them in a paint and border combination. Or you can paint the walls and reflect the floral designs in the upholstery and coverings you use.

The coverings and upholstery, for your cushions, chairs, couches, bedspreads and rugs can carry on the cottage theme. They may be beyond a pocket-book or be considered carrying a theme that could change in a year, a bit too far. Instead of a wood floor you could consider the laminates or other paneled floors or other pseudo-wood products.

Wood, in fact is a feature of the cottage theme of decorating. Wood and its relative wicker are considered necessary design elements in recreating this theme. Both work, naturally, to provide a rustic appearance. Keep the designs simple and charming.

These two words also describe the character of the embellishments or accessories or finishing touches you can add. Paintings, photos, and other materials should be simple. Still-lifes of fruit, vegetables and flowers best reflect the theme. Photos of family members, past and present in the appropriate simple frames, can hang on the wall or be propped on tables.

Real Estate Negotiation Secrets

When you bought your home, you offered less than you were willing to pay, right? That’s the most common negotiation technique. For experienced investors, however, that’s just one little secret among the many more powerful ones. What else can you do?

How To Make An Offer

1. Offer an odd amount, like $161,793. This gives the impression that you know something the seller doesn’t. They may think you have a good reason for that particular price.

2. Play dumb. Ask questions, talk slow, ask for help, and never show off your real estate expertise. Sellers are afraid to budge if they think a smarter person may be taking advantage of them.

3. Use the “limited authority” ploy. Say “I’ll have to check with my wife (or partner).” It’s easier for sellers to accept that you can’t do something, rather than the idea that you won’t.

4. Refer to precedent. “My father bought his house this way.” If the offer is at all unusual, sellers will feel more comfortable if they know it has been done that way before.

5. Ask for things you don’t want. This lets the seller win concessions when negotiating. If you can say, “I guess I don’t need the refrigerator, if I can get my price,” you’re more likely to get your price.

6. Be reluctant. “well, I don’t know…” Reluctance gets the seller looking for ways to motivate you, and lets him feel like he’s won something when you settle the point.

7. Make the offer their idea. “Are you saying you’d like a later closing, and more earnest money? Well let’s do it your way, then. I just need…”

8. Get a yes before the offer. “What if I paid your price, but got my terms? Would that work for you?” Even with a few changes, it will be hard for the seller to say no to an offer he more or less already agreed to.

9. Flatter the seller. Flattery has been proven to be worth an average of $1962 in real estate negotiations. That’s a joke, by the way, but you know if he likes you, you’ll probably get a better deal.

10. Pass over problems, and return to them later. Agree on every agreeable point first. It will feel like the house is sold then, and it will be difficult for a seller to lose the deal over an issue or two that you need to go in your favor.

You can spend a lot of time looking for cheap houses. Why not spend a little time learning how to purchase every home for less, with some smart negotiation?
